Seller’s Reserve Price
The lowest acceptable price specified by the seller for a property sold at auction. This excludes any and all dues against the property such as property tax, electricity, water, maintenance, industrial authority dues, etc.
Estimated Market Value
An informed approximation of a property's market value, derived from internal research. Please note that it is not a formal valuation but serves as an estimate.
Earnest Money Deposit (EMD)
It is the minimum amount submitted by the buyer to the seller institution as a commitment and participation in the auction. EMD is refundable if the bidder loses the auction. It will be forfeited in case of non-payment after winning the auction.

Loan Availability
We understand that securing a loan for auction properties can be challenging. That's why Hecta has partnered with select banks that offer loans specifically for such properties. With our easy loan availability, you can confidently explore your financing option and make your property purchase more accessible.
Request a Visit of the Property
Express your interest in a property by requesting a visit through Hecta by clicking on “I am interested”. We will coordinate with the authorized officer of the bank selling the property to arrange a convenient property visit. This allows you to get a firsthand look at the property and make an informed decision.
Possession Status
Hecta provides information on the possession status of properties. Physical possession indicates that the property is locked, and the keys are with the seller institution. In contrast, symbolic possession means that the seller institution holds legal rights to the property, but physical possession is yet to be taken. Knowing the possession status helps you understand the property's current state.
CERSAI Report
The CERSAI (Central Registry of Securitisation Asset Reconstruction and Security Interest) report plays a vital role in preventing fraudulent practices in property transactions. It provides information about the encumbrance status and helps verify the property's legal and financial history. At Hecta, we prioritize transparency and encourage buyers to access the CERSAI report to make informed decisions.
Encumbrance Certificate
An encumbrance certificate (EC) is a crucial document that validates the free title and possession of a property. It serves as evidence that the property is free from any financial or legal liabilities. Whether you are buying, selling, or applying for a loan against a property, an encumbrance certificate ensures a smooth and secure transaction.
Payment Process for Repossessed Properties
When purchasing repossessed properties through bank auctions, the payment process is simple and direct. As a buyer, you pay the sale price directly to the seller institution. Hecta facilitates this transparent payment process, ensuring a seamless transaction experience for all parties involved.
SARFAESI Act
The SARFAESI Act, short for the Securitization and Reconstruction of Financial Assets and Enforcement of Security Interest Act, is a legislation enacted in India to empower banks and financial institutions to recover their non-performing assets (NPAs) efficiently. Under this act, banks have the authority to seize and sell properties of defaulting borrowers without court intervention. It provides a legal framework for the speedy resolution of distressed assets and helps in maintaining the stability of the financial system. The SARFAESI Act plays a crucial role in facilitating the recovery of loans and enabling banks to enforce their security interests effectively.
